Start with the actual Loan Estimate

A Loan Estimate describes important terms and estimated costs for the loan requested; CFPB notes that receiving one is not itself approval or denial. Support should identify the document date, loan product, amount, term, rate-lock indicator, and revision status from the authorized record. Do not recreate the form, change a figure, explain a discrepancy from memory, or treat an advertisement, worksheet, scenario, or verbal quote as the same thing as the lender’s official disclosure.

Separate interest rate, APR, points, and payment

CFPB explains that the interest rate is the annual cost of borrowing expressed as a percentage and does not include fees, while APR is a broader measure that can reflect rate, points, broker fees, and other charges. Monthly principal and interest, estimated total payment, closing costs, cash to close, and total interest percentage are different measures.
